Terms of Service
Last updated · April 12, 2026
01Acceptance of terms
By creating an account or using Doorline (“the Service”), you agree to these Terms. If you don't agree, don't use the Service. Doorline is operated by Triforce Software.
02The service
Doorline provides software for analyzing residential rental properties — including property lookups, rent estimates, cap-rate and cash-flow calculations, AI-generated underwriting summaries, and a public API. We do not broker real estate, originate loans, or provide investment, tax, or legal advice.
03No investment advice
All numbers, scores, and narratives produced by Doorline — including AI investment memos — are estimates based on third-party data and algorithmic models. They are not a substitute for independent due diligence, professional appraisal, inspection, legal, tax, or financial advice. Nothing Doorline outputs constitutes a recommendation to buy, sell, hold, or finance any property. Investment decisions are yours alone.
04Accounts
You're responsible for safeguarding your account credentials and API keys, for all activity under your account, and for providing accurate billing information. Notify us immediately at [email protected] if you suspect unauthorized access.
05Acceptable use
You agree not to:
- Scrape, circumvent rate limits, or attempt to reverse-engineer the Service
- Use the Service to violate any law, infringe any right, or discriminate in housing decisions
- Re-sell or redistribute our aggregated data in a way that competes with the underlying data providers
- Upload or transmit malware, spam, or abusive content
06Public API
The Doorline public API is metered. You're responsible for your usage and overage charges. We may throttle, suspend, or revoke keys that violate these Terms, abuse the Service, or fail to pay. Per-endpoint credit weights and quotas are published at /developer/pricingand may change with 30 days' notice.
07Billing
Paid plans are billed monthly in advance via Stripe. Metered overages are invoiced at the end of each billing period. Failed charges may result in suspension after a reasonable cure period. Refunds are handled case-by-case.
08Third-party data
Data shown in Doorline is sourced from third parties including Rentcast, ATTOM, Mapbox, Freddie Mac, HUD, and Realtor.com (via RapidAPI). We make no warranty as to the accuracy, completeness, or timeliness of that data. This product uses the HUD User API but is not endorsed or certified by HUD.
09Intellectual property
Doorline, the Doorline name, and the software are owned by Triforce Software. You retain ownership of the addresses, assumptions, and notes you submit. By using the Service you grant us a worldwide, non-exclusive license to process your inputs as needed to operate the Service.
10Disclaimer of warranties
The Service is provided “as is” and “as available” without warranties of any kind, express or implied. We disclaim all implied warranties including merchantability, fitness for a particular purpose, and non-infringement, to the fullest extent permitted by law.
11Limitation of liability
To the maximum extent permitted by law, Triforce Software's aggregate liability for any claim arising out of or relating to the Service shall not exceed the amount you paid us in the twelve months immediately preceding the claim. We are not liable for indirect, incidental, consequential, special, or punitive damages — including lost profits or investment losses.
12Termination
You may cancel your account at any time from your settings. We may suspend or terminate your access for breach of these Terms or non-payment. Provisions relating to IP, warranties, liability, and dispute resolution survive termination.
13Changes
We may update these Terms from time to time. Material changes will be announced via email or an in-app notice at least 14 days before taking effect. Continued use after that constitutes acceptance.
14Governing law
These Terms are governed by the laws of the State of Delaware, United States, without regard to its conflict-of-laws rules.
